BUILDING SURVEYS
Our professional qualified and experienced local surveyors will undertake, at short notice, a comprehensive and thorough inspection of all parts of the property to which access can be reasonably obtained. A detailed report in plain English will follow setting out the construction and condition of roofs, chimneys, walls, rainwater goods, windows, doors, ceilings and floors together with general comments on fixtures and fittings, services, boundaries, outbuildings, planning and any other factors our local knowledge may reveal.
Special advice on alterations or extensions can also be given.
HOMEBUYERS SURVEY & VALUATION REPORT
This standard form of report is particularly attractive when time is short or economy is important and involves a less exhaustive inspection. The concise report will give general opinions on the quality and condition of the fabric of the building and will also include our opinion as to whether or not the price is realistic, taking into account the overall state of repair and prevailing market conditions. It is ideally suited to properties built in the last 50 years and differs from the building survey in that the latter provides fuller advice on how to repair as well as what to repair.
INSURANCE/REBUILDING COST ASSESSMENT
It is vital that your home is adequately insured. If your house is under-insured and suffers damage, your insurers may refuse to settle your entire claim. If your house is over-insured, you will be paying unnecessarily high premiums. Using up-to-date rebuilding cost information, we can assess the costs of repair or demolition and rebuilding, so that you can have peace of mind. We recommend that the reinstatement cost is re-assessed every five years.
Remember the rebuilding cost can be significantly higher or lower than the open market value of your home on account of site value, age and special features.
